Continuous HVAC loads across large floor plates, standby and backup power for critical systems, and — unlike most residential scopes — mandatory fire protection and life-safety systems that have to be designed in from the start, not retrofitted once the building is occupied.
Fire protection is where commercial MEP diverges hardest
Internationally, the reference framework engineers design against is maintained by the NFPA — sprinkler system design (NFPA 13), fire alarm systems (NFPA 72), and occupant egress and life-safety planning (NFPA 101) are the categories that simply don't exist as a formal requirement on most single-family homes but are non-negotiable on anything built for continuous public or commercial occupancy.

Ventilation rates for acceptable indoor air quality at commercial scale are governed by standards like ASHRAE 62.1, and getting that calculation wrong on a large floor plate doesn't just mean an uncomfortable room — it means a system sized incorrectly for the number of people actually occupying the space, which shows up as an operating cost for the life of the building.
