What "full lifecycle" architecture actually means for a property developer

Most explanations of "full lifecycle" or "turnkey" delivery are written for a homeowner building one house. We've written that version too. A developer running a multi-unit project needs a different explanation, because the risk that full-lifecycle delivery is actually managing is a different risk.

Design-bid-build vs. design-build, in developer terms

The traditional model — separate contracts for design, then bidding out construction — is what the industry internationally calls design-bid-build. The alternative, where one team holds a single contract from concept through completion, is what the Design-Build Institute of America formalises as design-build: one entity, one contract, one continuous flow of work. "Full lifecycle" and "turnkey," as we use them, are the same idea applied to the Pakistani market.

Why this matters more, not less, at developer scale

On a single house, a coordination failure costs one family a delay and an argument. On a multi-unit development, the same category of error — a structural clash discovered on site instead of in the model, a design change that ripples through a repeated unit type — multiplies across every unit it touches. Schedule slippage on a developer project also compounds financing costs in a way it simply doesn't for an individual homeowner paying cash in stages.

What a developer should actually verify

  • Is design coordinated through BIM across every unit type, or repeated by hand from one drawing set?
  • Does the firm carry structural and MEP sign-off in-house, under PEC registration, or subcontract it per phase?
  • How are change orders priced and approved across a repeated unit type — once, or per unit?
  • What does the firm's process actually look like from approval through handover, at scale?
